January 2, 2010….Potomac, MDVanguard Realty Group today announced the launch of their newly redesigned website, www.vanguardrealty.com. The announcement, made by Vanguard Realty Group Founder and Co-Chairman Thomas D.W. Fauquier, comes “as the realization of a long awaited goal”.  Mr. Fauquier goes on to say “the new website also serves as an icon for several transformations in our company”.

In 2009, Vanguard Realty Group completed the process of dissolving its affiliation from a national company and absorbing slightly under 100 employees in support of its heightened efforts toward Vanguard Residential; an arm of the company that manages several dozen multifamily properties, primarily in the mid-Atlantic region. The new entity will be headed by Mr. Luis J. Guevara, Jr., who will serve as the subsidiary's Director. 

In 2009, Vanguard Engineering Services, in concert with Vanguard Energy Services, completed its first Energy Case Study, based on a thorough analysis and subsequent equipment installation for a premier client located in Bethesda, MD. “With a full cycle energy case study requiring a 2-year commitment from the client, VES felt they could guarantee the client a cost savings by the end of their first fiscal year-end.  “They were pleased to see a $30,000 cost savings at that first fiscal year-end, but were amazed to see that amount race up to over $100,000 the second fiscal year-end”, says Mr. Fauquier. “They are sold on the fact that energy consumption has made its way to the top of the line-item list, and we are sold on the fact that this will be the first of many energy case studies, and an integral part of our future business model”.

In 2009, Vanguard Realty Group implemented software program PayablesNexus; AP automation software for electronic invoicing. Using this internet-based technology for an AP solution provides the company with a greater flexibility and highly efficient invoicing process.  “When you start receiving an influx of emails from clients with messages reading ‘Well done!’, and ‘How did you do that?’ you quickly get the confirmation you need to know you’ve made the right decision”, says Founder Tom Fauquier.

In 2009, Jenark Property Management software was integrated into Vanguard Realty Group’s systems.  “Jenark’s functionality allows for such unique customization that we are now able to spontaneously create a total reporting solution for every individual client or tenant.”, says Mr. Fauquier.

Potomac, MD……Rick Struse and Cullen O’Grady of Vanguard Realty Group have completed the sale of Clarkview Apartments, a 34 unit garden style apartment property located in the Upper Park Heights region of Baltimore City. Rick and Cullen represented the lender and also secured the buyer, a local investment group to complete the transaction. Vanguard Realty Group was selected as the Receiver for the property last year, and thus managed it through closing. Many offers were submitted during a very quick and thorough marketing process. The property was approximately 50% vacant at sale, and affords the buyer tremendous upside to lease the vacant units as well as complete other rehabilitation to various parts of the property. This is the first property of its class and size to close in Baltimore for 2010. “Because of Vanguard Realty Group’s specialized expertise and services, we were able to supply receivership, property management and investment sales brokerage capabilities for our client for this challenging assignment. Rick Struse and Cullen O’Grady of Vanguard Realty Group have been hired by a National lender to sell 2 REO properties (48 Total Units) in Takoma Park, MD: 115-123 Lee Avenue (37 Units) and 8213 Roanoke Avenue (11 Units). Last year, Rick and Cullen represented the same lender for the sale of Clarkview Apartments, a 34 unit garden style apartment property located in the UpperParkHeightsregion of BaltimoreCity. Currently for the same lender, they have 2 properties (60 Total Units) under contract in Baltimore: Groveland Apartments (18 units) and Belvieu Garden Apartments (42 Units).

April 27, 2010…. Potomac, MD based Vanguard Realty Group is pleased to extend their congratulations to Len Harris, Vice President of Retail Leasing and Project Development for Vanguard, in representing the landlord at Rhode Island Shopping Center and securing a new lease for retailer Forman Mills; a deal that earned Len and Vanguard Realty Group the 1st runner up position in Washington Business Journal’s special issue citing the best deals of the year.  The deal, a 76,000 square foot site, also earned Len the coveted CoStar PowerBroker Award for 2009 retail deals.

May 7, 2010....Vanguard Realty Group CEO, Thomas D.W. Fauquier, is named to the Gazette of Politics & Business's Annual Special Issue, "25 CEOs You Need to Know, 2010".   Although Tom is the only CEO representing the Commercial Real Estate Services industry, he shares the spotlight with 24 other local CEOs from an impressive mix of expertise, from marketing firms, to technology firms, hospitals, education, and a Vanguard favorite, the Montgomery County Humane Society.  "We've enjoyed having the Montgomery County Humane Society's retail store in one of our managed centers for over 10 years now.

Mr. Fauquier stated that he finds himself humbled and honored to be in such great company, and is reminded of just how many people he has worked with during his career - many for decades - that remain local to the Washington DC area. "I take pride in the number of personal and professional relationships I've maintained throughout my career; several of them have contacted me after reading this issue.  They're not just my business colleagues, they're my neighbors and friends, and that really feels good".
